Proprietary garage consents
This pre-paid consent covers proprietary garages that are from one of the national chains, such as Skyline, Ideal, Versatile and others, and that meets the following criteria:
- Less than 50m2
- No sanitary plumbing and drainage
- Not insulated and lined

Lodging your consent at Council
All documentation submitted with your application must be accurately drawn to an appropriate scale for the job. Council must know exactly what they are approving to enable your project to be assessed appropriately. Minimum documentation requirements must be met before Council Customer Services Officers can accept your application. These can be found on the check sheet of the downloadable application.
Assessing the consent against the New Zealand Building Code
Although there is a minimum requirement for documentation to be submitted with a building consent application, Council still must assess each application for compliance with the New Zealand Building Code and any other relevant legislation or standards. Other potential requirements
Your building consent will also be checked for planning compliance. Some common issues that occur are daylight controls, site coverage, front yards and parking spaces. Council has set fees for proprietary garage consents. They are based on average processing times and number of inspections. Note that fire rated walls will require an additional (fourth) inspection and inspection fee. Please note: if your application requires longer to process or re-inspections are required, you will receive an additional invoice.
Council is required to collect levies for the Ministry of Business, Innovation and Employment, and BRANZ. These levies are based on the value of works $20,000 and over and are explained in the Building Unit Fees and Charges.
