How Long Does a Building Consent Last
How much time do I have to start work after a consent has been issued?
The work must commence within 12 months of the consent being issued. Under the Building Act, if the work does not commence within 12 months the consent will automatically lapse. If delays are anticipated an extension of time should be applied for, which may be granted to prevent the building consent lapsing. Once the consent is lapsed you cannot proceed with the proposed work until you obtain a new building consent.
How long do I have to finish building work?
If a code compliance certificate (CCC) application has not been made by the two year anniversary after granting the building consent, the BCA is required to make a decision on whether or not it is possible to issue a CCC. If the project has been delayed, you may apply for an extension to this time. If Council decides to refuse a CCC because work has not been completed, you should continue building work and inspections as required and apply for CCC as soon as work is completed.
